APPLICATION CHECKLIST
​
The application process may take you up to two (2) days to complete. To be considered for a property listed with THE BRAND HAUS INC, the following steps must be completed:
​
1). Completion of “Application to Rent” & “Rental Policy Agreement”: EACH Applicant over 18 years of age who will be residing at the property must complete and sign these forms electronically on THE BRAND HAUS INC website.
​
2). Personally View The Property: EACH Applicant over 18 years of age who will be residing at the property must personally view the property. THE BRAND HAUS INC does not rent properties "sight unseen.”
​
3). Pay Application Fee: EACH Applicant over 18 years of age who will be residing at the property must pay a $45.00 non-refundable application fee.
​
4). Move-In Date: Two (2) to Three (3) weeks max.
​
5). Pets (Non-Aggressive Breeds) & ESA Animals: Must have a profile created & verified at https://thebrandhausinc.petscreening.com

POLICY AND TERMS
APPLICATION TO RENT: THE BRAND HAUS INC - "Application to Rent” are required from EACH Applicant over 18 years of age who will be residing at the property. THE BRAND HAUS INC - “Application to Rent" must be completed in its entirety, be signed by the Applicant(s), and be submitted with the non-refundable $45.00 application fee. Incomplete application(s) will not be processed by THE BRAND HAUS INC, nor will the Applicant(s) be considered for the available property.

RENTAL POLICY AGREEMENT: THE BRAND HAUS INC - “Rental Policy Agreement" is required to be read and signed by EACH Applicant over 18 years of age who will be residing at the property. By signing the "Rental Policy Agreement," the Applicant(s) is acknowledging having read the Rental Policy Agreement and is agreeing to abide by the rental policies, procedures, and the terms set forth therein.

PERSONALLY VIEW THE PROPERTY: THE BRAND HAUS INC does not rent properties "sight unseen" and requires EACH Applicant over 18 years of age who will be residing at the property to personally view the property. Applicant(s) who have not viewed the property prior to submitting an application will not be considered by THE BRAND HAUS INC until they have personally viewed the property.

HOLDING DEPOSIT: A holding deposit equal to twenty-five percent (25%) of the current marketed monthly rental rate may be required with the completed "Application to Rent" and "Rental Policy Agreement” at the discretion of THE BRAND HAUS INC and is non-refundable. The holding deposit takes the property off market and we will no longer take additional applications. This deposit will be applied toward the first (1st) month's rent upon approval of the completed application package and signed lease agreement. If the Applicant(s) backs out and does not move forward with a lease agreement and the property, they will forfeit their Holding Deposit. Payment methods for the Holding Deposit may be paid by ACH / Credit Card via THE BRAND HAUS INC / Tenant Portal by Appfolio, made payable to the Landlord and is not included with any Application fees.
REVIEW OF APPLICATIONS: Applicant(s) understands that THE BRAND HAUS INC processes applications on a first come, first qualified basis, and does so without haste. If THE BRAND HAUS INC is unable to verify any of the information or there is missing information on the "Application to Rent”, Applicant(s) understands that their application may go to the bottom of the list and the THE BRAND HAUS IINC will continue with processing other applications.

PROPERTY ON MARKET: Applicant(s) understands that even with a submitted "Application to Rent” and paid application fee, the property will remain on the market with THE BRAND HAUS INC continuing to take applications until either a holding deposit is received OR the Applicant(s) sign a lease agreement.

APPLICATION, CREDIT CHECK AND VERIFICATION POLICY
Please be advised that THE BRAND HAUS INC will obtain, on behalf of the owner, a credit report for EACH Applicant over 18 years of age who will be residing at the property. The credit check is a hard check/inquiry. By signing the "Application to Rent" form and "Rental Policy Agreement," Applicant(s) is agreeing to and authorizes THE BRAND HAUS INC and/or agent(s) to obtain credit report(s), eviction report(s), rental history and criminal history, as well as to contact Applicant's present and previous employer(s), bank(s), personal reference(s) and Applicant's present and previous landlord(s).
​
THE BRAND HAUS INC uses an outside agency/vendor for the processing of the credit check. Generally, during normal business hours, the credit report is obtained within (24) hours after application and fee is received. The lengthiest part of the application process is reference verification, so, please provide accurate information and the best way to contact references for speed and efficiency of processing. If employment verification is handled by HR, please put the correct HR email address instead of supervisor’s contact information.

THE BRAND HAUS INC requires a fee of $45.00 (non-refundable fee) for EACH Applicant over 18 years of age residing at the property.
​
The fee is itemized as follows:
​
Tenant Screening Fee of credit report, unlawful detainer (eviction), rental history, criminal history and/or other screening reports = $21.00
Administrative Fee to obtain, process, and verify screening information = $24.00
THE BRAND HAUS INC Application Fee = $45.00 (Each Applicant)
​
Non-Refundable Application Fee: If the tenant screening has been obtained for the Applicant(s), the application fee will not be refunded for any reason. The Applicant(s) may request a copy of their report.
If for any reason, the tenant screening had not been obtained for the Applicant(s), the tenant screening portion may be refunded upon request by Applicant(s) after ten (10) business days from the date of receipt.
​
Applicant(s) is advised that the THE BRAND HAUS INC and the property ownership participate in a national credit reporting service and information about the Applicant's tenancy may, from time to time, be reported.
​
Applicant(s) agrees to reimburse THE BRAND HAUS INC for any and all bank charges, or any fees incurred due to the payment on a check or money order being intentionally stopped or returned due to insufficient funds.
QUALIFICATION STANDARDS
​
THE BRAND HAUS INC reviews multiple areas of the completed Application for review during the qualification process including Credit History, Rental History, Employment history, Criminal History, Ability to Pay Rent, and Financial Reserves.
​
To qualify for the available Property with THE BRAND HAUS INC, Applicant(s) must have a minimum of the below:
​
Credit Score: Two (2) years of established credit history in good standing. Good standing is evaluated by a FICO score of 700 or higher.
​
Rental History: Two (2) years verifiable references from present and previous landlord(s).
​
3X Rent: For the first Applicant(s), three times (3X’s) the monthly rental rate in verifiable gross income. If two (2) people will occupy the property then the combined income & financial reserves must be four times (4X’s) the monthly rental rate and if three (3) people will occupy the property, the combined income & financial reserves must be five times (5X’s) the monthly rental rate, and so on and so forth.
​
Financial Reserves: Financial reserves of 3x the rental rate must be verifiable and must have been stable for at least six (6) months or longer including Personal Bank Statements, 401k, IRAs, Money Market Account or other verifiable portfolio accounts.
​
Proof of Employment: Proof of Employment may be established by providing the last two (2) consecutive pay stubs and W-2. If self-employed, please submit tax returns & business bank statements. Self-employed individuals must show at least three years of employment.
​
Proof of Income: Proof of Income may be established by (2) consecutive pay stubs or two (2) years of tax returns & business bank statements for self-employed individuals. (For new employment, providing a offer letter of employment from the Applicant(s)'s new company and by providing bank statements with balances equivalent to or greater than the gross income & financial requirements listed above.

THE BRAND HAUS INC will NOT substitute business accounts (DBA/Entities) as individual proof of income or financial reserves.
​
Guarantors/Co-Signers: THE BRAND HAUS INC does NOT except any Guarantors/Co-Signers.
​
OTHER CONSIDERATIONS DURING QUALIFYING PROCESS
​
Bankruptcy - If the bankruptcy has taken place within the last seven (7) years and the Applicant(s) will be living alone, the Applicant(s) will not qualify for a property with THE BRAND HAUS INC.
​
Eviction - The ONLY eviction that will be permitted by THE BRAND HAUS INC by Applicant(s) is for a "no-fault" type of eviction against Applicant(s) – for all other evictions, Applicant(s) will not qualify for a property with THE BRAND HAUS INC.
​
Judgments - If Applicant(s) has any judgment(s), Applicant(s) will be required to pay the judgment amount in full and provide proof of payment.
​
ACCEPTANCE OF APPLICATION/VERBAL APPROVAL/LEASE SIGNING
​
If THE BRAND HAUS INC approves Applicant(s), Applicant(s) agrees to execute THE BRAND HAUS INC Tenancy Agreement and all incorporated addenda for the premises within three (3) business days of verbal approval and agrees to pay the first (1st) month's pro-rated rent and security deposit (minus the Holding Deposit if already paid). Applicant(s) understands that THE BRAND HAUS INC executes the Tenancy Agreement electronically via DocuSign. Applicant(s) understand that THE BRAND HAUS INC will not execute the Tenancy Agreement signing via in person, fax, mail, or overnight service.
​
Applicant(s) understands that if Applicant(s) does not execute THE BRAND HAUS INC Tenancy Agreement within twenty-four (24) hours of receipt of the Docusign, THE BRAND HAUS INC will move-on to the next Applicant(s)s. If Applicant(s) decides to move forward with the property again, THE BRAND HAUS INC will assess a $250 administrative fee to begin the process again.
When Applicant(s) signs THE BRAND HAUS INC Tenancy Agreement, THE BRAND HAUS INC and Applicant(s) will apply the holding deposit (if applicable) to first month's rent. If there is inconsistency between the terms of this Rental Policy Agreement, and the Tenancy Agreement signed by the parties, the terms of Tenancy Agreement will control.
​
OFFERS: Should Applicant(s) desire to place an offer on an available property, said offer must be in writing and submitted with the completed application packet. THE BRAND HAUS INC will review the offer before processing the application and will contact the Applicant(s) of the results of the offer. Please note that the application must be submitted with the offer - prior to any negotiations taking place. Offers/negotiations requested after approval of the application will be declined.
​
DENIED/DECLINED POLICY: Should the Applicant's application be denied for any reason, the Applicant(s) will be notified in writing via email to the email address listed on the application.
​
LEGAL ACTION: Note that a binding rental agreement will be subject to THE BRAND HAUS INC acceptance of Applicant(s)'s application packet, and subject to THE BRAND HAUS INC and Applicant(s) entering into THE BRAND HAUS INC Tenancy Agreement. However, this Rental Policy Agreement will be binding upon execution by THE BRAND HAUS INC and Applicant(s). If any legal action or proceeding is brought by either party to enforce any part of this Rental Policy Agreement, the prevailing party will recover, in addition to all other relief, reasonable attorneys' fees and costs.
